Safeguarding buildings with PILOT's Network solutions.

We specialise in resolving complex building defects to ensure the safety of building occupants. One recent project, Miramar, a multi owners corporation mixed-use apartment building, presented us with a challenge that needed immediate attention.

 

Upon taking over the management on 7th May 2022, we reviewed the latest Essential Safety Measures reports and discovered a concerning situation. The passive fire safety protection had a staggering 31 outstanding defects, some of which had been reported repeatedly since 24th August 2020. Additionally, we identified other defects in the fire alarm and mechanical ventilation systems.

To better understand the building's history, we investigated the development process, only to find that the original builder had gone bankrupt, and they had not taken the builders warranty insurance. There were earlier compliance certificates issued for the reported defective works leaving the building surveyor unable to assist. Despite these setbacks, we were determined to find a solution.

 

We met with our client and their fire safety advisor to discuss the defects and explore potential avenues for rectification. Rather than pursuing lengthy and costly litigation, we arranged quotes with the costs of the necessary repairs. 

 

Taking a proactive approach, we collaborated with various fire protection specialists to rectify all the identified defects. The Deakin University Building Defects Rectification Toolkit proved invaluable, providing logical steps and standardised information for the entire process. 

 

In the end, PILOT's diligent efforts paid off. The safety of the building and its occupants was restored, demonstrating our commitment to delivering smart solutions for complex challenges.
